Beautiful villa very good location. Close to Rome and to the beach.

Wir hatten mit 2 Familien (4 Erwachsene und 4 Teenager) schöne 8 Tage in Fregene. Das Haus ist sehr gut ausgestattet und bietet ausreichend Platz für 8 Personen. Die Küche und der große Esstisch im Souterrain ist perfekt für gemütliche Koch- und Spieleabende. Auf der schönen Terrasse draußen zu sitzen war wegen der vielen Mücken leider nicht möglich. Von Fregene sind wir mit den Autos 10 Minuten zum Bahnhof nach Maccarese gefahren. Von dort fährt alle 30 Minuten ein Zug nach Rom. Den Strand von Fregene konnten wir leider nicht nutzen, da Ende Oktober nichts mehr geöffnet hat. Wir machten einen Ausflug nach Tivoli, was sehr zu empfehlen ist. Alessandro und seine Eltern sind tolle Gastgeber - reaktionsschnell, hilfsbereit und sehr sympathisch.

Andrea estaba muy atento a todo. A pesar no sabemos italiano, se mostro atento y se esmero para entendernos. Recomendado. Muy limpio todo. Muy agradable el lugar. Si visito nuevamente europa, me alojaria nuevamente en este lugar

this place is a great spot to stay at with only being 15 mins away from Rome centre. the garden space is a really cool area for the kids/adults to hang out at. the house itself is very cozy and the hosts do a great job of making you feel at home. stayed here twice in a span of 6 months.

Our stay here was fantastic! Claudio was a spectacular host - he was welcoming, friendly, and incredibly helpful. The house was immaculate, comfortable, and had everything you could ever need for a relaxing and comfortable stay. The yard is private and filled with beautiful plants and trees and the rooftop was a wonderful place to get some sun. Claudio and his home made our stay in Italy even better than we could have imagined!

We had an awesome stay at Villa Fabiani! Alessio and Ilenia were super attentive and always easy to reach. The place was really clean, had all the amenities we needed, and the garden was perfect for soaking up the morning sun (plus Italian coffee!). There’s a bit of gym equipment (for cardio mainly, a treadmill and static bike), but I preferred going for a run to explore the area - even though it was pretty hilly! Loved that the house has free parking on the premises behind closed gates and two different entrances (one for the car and a nice walkable one out front). What we liked most was how genuine the experience felt. It was more of a true Italian vibe with fewer tourists and much better prices than in central Rome (though only a short drive away from it). Alessio and Ilenia were nearby if needed, but honestly, we didn’t need a thing - they had it all covered. We’ll definitely be back, grazie mille!

Beautiful place & so well equipped that it feels like a home! The care and attention that Emiliana gives her home, amenities, and guests made our visit an unusually wonderful one. From the friendly messages, generous welcome basket and stocked fridge, to the detailed recommendations which enable guests to fully experience her charming home, property and little beach town. Although much is closed during the off season, we found it to be very peaceful. Emiliana truly deserves more than 5 stars! We are so appreciative of this experience! Thank you!!

My boyfriend and I stayed at Oswald in August 2024. The house is perfectly located between Rome and the beach (each 25 min drive). Which is ideal if you need a quite, isolated place but also easily accessible if you want to visit and other activities. The house is fully equiped and we even enjoyed making BBQ in the garden. As remote workers, the internet connexion is good enough even for online meetings and the house has a lot of different rooms you can work from. We really enjoyed our stay and for sure will come back.

Perla’s place was exactly what I hoped for. 3 lovely large bedrooms, great kitchen and a truly amazing veranda that had 4 about different areas overlooking the sea and main pedestrian area. The location is amazing at the start of the pedestrian area where you can take a stroll at night, go for a meal and explore the market. The beach was also a 3 minute walk. Despite being right in the centre, the bedrooms are set back from the street so are not noisy at all at night. Perla herself was incredibly helpful, she even helped us by researching where to find hair braids for my daughter. I would highly recommend Perla’s place.

Fabio was an amazing host. Incredibly kind and helpful! He waited for us at the Airbnb and showed us all in detail. Thanks for the goodies lefts for us!!! He was of great help to find public transport into the tourist sites which we really appreciated!! The house was just ABSOLUTELY impecable, very modern (a rare find in Rome!!!!) and soooo spacious!! There were 8 of us and we never felt on top of each other! It takes a bit of time and knowledge to sort out transport but once done, it is very easy to get into the city. We took the bus 31 towards EUR Magliana metro (if you get up early you can use their $1.50 euro carpark) and then metro it very quickly everywhere. The only issue is that the buses were unreliable but once on the metro it was SUPER EASY! Thanks so much Fabio! We highly recommend this Airbnb to all!!

Prachtige vakantie op een toplocatie!

We had a fantastic family get together with our son and family from America joining us and our other son from the UK with his family. Lots to do at the villa for ages 6 to 74 😊. Visited Rome for three excursions and it was so convenient to park at nearby station and travel in by train.

To był bardzo udany pobyt . Fantastycznie czuliśmy się w przestrzeni domu. Jest to niesamowicie komfortowe miejsce dla dużych rodzin . Kuchnia jest dobrze wyposażona. W okolicy jest kilka sklepów i małych rzymskich pizzerii. W pobliżu jest też bardzo dobra lokalna restauracja. Metro znajduje się w odległości kilku minut, niemniej to dom oddalony od głównych atrakcji. Nam to odpowiadało , a dłuższą podróż metrem rekompensowała spokojna dzielnica i duży dom. Na plus wygodne łóżka, ogród , tarasy z miejscem do jedzenia i odpoczynku. Zimą warto poprosić gospodarza o wcześniejsze włączenie ogrzewania , bo potrzeba trochę czasu aby nagrzać tą nieruchomość. Może to być duży plus latem, bo na pewno te mury wolniej się nagrzewają również od słońca.

Alles van aankomst tot vertrek is heerlijk verlopen in dit prachtig gerenoveerde huis. We hebben genoten van het prachtige zwembad dat heerlijk verkoeling bracht tijdens de warmere dagen. Ideale uitvalbasis om bv Rome en Tivoli te bezoeken en achteraf tot rust te komen op het platteland. De tuin is hemels en biedt zoals de advertentie ook beschreef 100% privacy. Wij komen heel graag nog eens terug! Heel sympathieke gastheer en -vrouw Bedankt Alberto en Daniela voor jullie gastvrijheid!

A perfect place for travelers with a car. Entrance through an electric gate to a large and well-maintained yard. Pampering and clean pool. The hosts are super helpful and communicative. I highly recommend and will definitely go back there.

Das Haus und vor allem der Garten waren ein Paradies für unsere kleine Reisegruppe, bestehend aus zwei Familien mit insgesamt 5 Kindern. Toller Pool, richtig groß, sodass sogar Kopfsprünge möglich waren. Geniales Fußballfeld, wunderschöne Rückzugsplätze und die Lagerfeuerstelle Zentral. Ausflüge vor der Nase in einer traumhaften Umgebung. Vielen lieben Dank auch für die Restaurant-Tipps!

Lovely place. The house was spacious and comfortable. Kitchen well equipped, fans in every room. Pretty much as described. The outside pool area was wonderful. Pool house with shower and toilet helpful. Covered dining area with fridge and barbecue was great. We (3 generations) spent most of our time there. Grounds well cared for and area well maintained. Thomas was friendly and helpful both before and during our stay. A great holiday. Thank you Thomas.

Il soggiorno è stato all’insegna della tranquillità. L’assistenza di Maurizio, Cinzia e Paola e’ stata perfetta e sopra le aspettative. La casa bellissima e comoda, accessoriata di tutto. Arredi interni ed esterni comodi e di design in linea con la casa. La piscina è il giardino curato nel dettaglio completano il tutto aggiungendo valore. Ma la differenza l’ha fatta sicuramente l’accoglienza, l’ interesse e la cura dimostrati, costanti, sinceri e poco invasivi. Grazie!!!

Giovanna and Riccardo are amazing hosts! Their house is simply gorgeous and huge! Filled with small decorative details and vintage items that give the entire space unique and cool atmosphere, and a home feeling! The kitchen is well equipped, the rooms are cute and share a bathroom, and the entire house is super comfortable and convenient for a family vacation! The pool is big and so much fun! The yard and its surrounding is huge, offering many hidden seating spots and ovens for a cook out. So you are welcome to swim, chill, tan, eat and relax outside. Giovanna gave us excellent tips and was always so responsive and welcoming. We had the perfect finish for our Italian vacation, so peaceful and relaxing stay..,the perfect place to stay just outside Rome.. thank you so much , can’t wait to return or to host you someday at our home in Tel Aviv. We had the most wonderful time staying at this beautiful villa. There was so much space indoors and out, the house and gardens are kept beautifully. We particularly enjoyed the great size pool, the grand piano, grapefruit from the trees for breakfast and snorkelling in the lake. We hired electric bikes from Free Spirit bikes by the station in Bracciano which were great fun, you do need some transport while you’re here and it’s very hilly. It was very, very hot during our stay. There isn’t any air conditioning but we found ways to adapt. Really hoping to come back soon.

My husband and I booked this Vila to host our immediate family the week of our wedding and it was PERFECT! The property itself was beautiful and was large enough that 11 people could stay there but not feel on top of each other. They had plenty of great amenities to make your stay even more comfortable and their communication was impeccable. It was a 8 minute walk to the train station which was amazing! Taking the train an hour up to Rome was a breeze. However- and it’s not a bad thing more like a heads up. We rented a large SUV (jeep compass) and the driveway is very narrow and tight! So just be careful when getting to the top. Overall the stay was amazing and we will definitely go back.
